One of Kirkhill's defining features is its setting. From the house, views open across the valley beneath an ancient Scots pine, reportedly planted around the time of the original construction by the Dundas family of Arniston.
The estate contains more than 3,000 established trees, with the River North Esk running around approximately half of the house's boundary. A short stroll can take you down towards the river, while longer walks lead towards the edge of the estate and Gore Glen Woodland Park.
The grounds are also home to a variety of wildlife, including deer, bats, trout, rabbits, water voles, woodpeckers and numerous songbirds. With the former gardener's lodgings the only other building visible from the mansion and estate, Kirkhill has a genuine sense of seclusion.
For larger occasions, the garden marquee overlooks the Pentland Hills and can accommodate up to 120 guests for a seated meal or up to 300 for a drinks reception.
There's also an outdoor hot tub for those who simply want to relax and take in the surroundings.
All of this is within easy reach of Edinburgh, giving Kirkhill the atmosphere of a country retreat without placing the city far away.
